Fairfield Property Management is seeking a dynamic and experienced Multi-Site Property Manager to oversee the operations of two residential apartment communities in New Orleans: Josephine Lofts is a 36-unit luxury conventional housing property and Riverside Retreat is a brand new 70-unit affordable housing community servicing veterans and senior residents. This is a unique opportunity for a motivated professional to lead two impactful communities with the support of an experienced regional team and robust corporate infrastructure. 

Job Highlights  
  • Manage day-to-day operations across both sites, including leasing, resident relations, rent collection, and maintenance coordination 
  • Ensure full lease-up and occupancy stabilization of the new senior-living property 
  • Maintain compliance with LIHTC and all affordable housing regulations, including annual recertifications 
  • Provide exceptional service and community engagement tailored to each resident population 
  • Supervise and develop on-site staff to meet performance goals 
  • Monitor budgets, vendor contracts, and expense control 
  • Conduct regular property inspections and coordinate capital improvements as needed 
  • Represent the properties professionally with prospective residents, community partners, and vendors 
  • Remain highly visible and available to employees, residents, and the public on a daily basis and helps resolve any resident or employee complaints or concerns with patience and tact  
  • Ensure the upkeep of the property by regularly inspecting the property and scheduling maintenance repairs and vendors as needed  
 
Qualifications 
  • Minimum 3 years of affordable, multi-family property management experience required
  • Prior experience with affordable housing compliance (LIHTC required)
  • Prior experience with new construction/lease up preferred
  • Familiarity with property management software (ResMan preferred)
  • Ability to communicate effectively and professionally, both verbally and in writing.  
  • Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, FPM employees, vendors, suppliers, and members of the public  
  • Strong leadership and customer service skills
  • Excellent communication, leadership, and organizational skills
  • Valid driver's license, insurance, and reliable transportation
